Request for Special Use Permit: 1023 W 45th Street

Baker Development Resources is working with the owner of 1023 W 45th Street who is requesting relief from the Board of Zoning Appeals (BZA) in order to construct a new single-family detached home on their property.

The Property is located at the northeast corner of Dunston Avenue and W 45th Street and is approximately 100 feet in width, roughly 100 feet in depth, and contains approximately 10,000 square feet of lot area. The parcel is comprised of two lots (lots 3 and 4 in Block 8) of the original Forest Hill Terrace subdivision and is currently improved with a single-family home on the northern portion of the Property. The owner is proposing to construct one new single-family detached home on the unimproved southern portion of the Property. In order to construct the new home, however, the lots would need to meet all current R-5 zoning feature requirements, including 6,000 square feet of lot area and 50 feet of lot width. While the lot sizes are similar in size to many lots in the vicinity as they are original subdivision lots, the lots do not meet the current R-5 requirements for lot width and square footage. As a result, in order to develop the proposed lot with a single-family home, consistent with the surrounding neighborhood, a special exception is required

When complete, the proposed home would be two stories and contain approximately 2,576 square feet of finished floor area. The home would include three bedrooms and one-and-one-half bathrooms. The floor plans include an open kitchen and dining area on the first floor and three bedrooms, including a primary bedroom with en-suite bathroom on the second floor. Furthermore, the exterior has been designed to reflect the character of the neighborhood with quality materials such as cementitious siding and a full width covered front porch to address the street. Lastly, care was taken in the design and siting of the home to ensure compatibility with other homes in the neighborhood and that all other zoning standards would be met. Click here for a link to the plans for this proposed home.

Baker Development Resources has sent letters to all property owners within 150’ of the property to notify them of the proposal which should be heard by the BZA on May 7th.
